According to the maintenance industry on the 16th, the Banpo 3rd District Reconstruction Association (Raemian Trinity One) decided to postpone the sale price review, which was originally scheduled for July, to after September. This decision was made to receive a slightly higher sale price according to the two changing sale price calculation standards in September.
In September, two government indicators that can affect the sale price calculation will be announced. On September 1st, the 'Construction Work Wage by Occupation', which reflects the rise in construction costs and labor costs, and on September 15th, the 'Standard Construction Cost Notice', which serves as the basis for the sale price ceiling system, are scheduled. If the sale price review is applied for after this point, there is a higher possibility of applying a higher standard.
An association official explained, "The two indicators have risen every year," and "Although it's not exact, it's naturally beneficial to receive a higher sale price even if it means delaying by two months."
The association has already completed prior consultations with Seocho-gu Office. Seocho-gu Office stated, "The association requested to receive the review after September after supplementing the sale price review materials," and "There is no legally set deadline for holding the sale price review, so the association's request was accepted."
The change in the sale price review schedule for Raemian Trinity One aligns with the recent increase in 'post-sale strategies' in the Gangnam area. Post-sale is a method of proceeding with sales after a significant portion of the construction process is completed, allowing for prices closer to the market rate by avoiding the sale price ceiling system.
Previously, the sale price per 3.3㎡ of 'Maple Xi', which chose post-sale in the nearby area last year, was about 70 million won. In the case of Raemian Trinity One, there is a possibility that a higher sale price will be set as the sale price review schedule is adjusted in addition to post-sale.
Meanwhile, Banpo Raemian Trinity One is a complex with 17 buildings, 2,091 households, and 3 basement floors to 35 above-ground floors, reconstructed from Banpo Jugong Complex 1, 3rd District in Banpo-dong, Seocho-gu, Seoul.
