On the 13th, according to a price range transaction volume analysis of Seoul apartments for the first half of this year (January to June) by the real estate research company Real Today, the transaction volume of apartments over 2.6 billion KRW was 3,424 cases, an increase of 133.4% compared to the same period last year (1,467 cases).
Following this were △over 1.6 billion KRW to under 2.6 billion KRW (83.6%) △over 1.2 billion KRW to under 1.6 billion KRW (74.6%) △over 600 million KRW to under 1.2 billion KRW (38.3%) △under 600 million KRW (24.1%) in order of increase.
The higher the apartment price, the greater the increase in transaction volume.
The increase in transactions of apartments over 2.6 billion KRW was significantly influenced by Gangnam 3 Districts (Gangnam, Seocho, Songpa) and Mayongseong (Mapo, Yongsan, Seongdong).
The number of transactions over 2.6 billion KRW by district was highest in Gangnam-gu with 1,105 cases. This is an increase of 106.5% (570 cases) compared to the same period last year.
Seocho recorded 862 cases, an increase of 50.2% (288 cases), and Songpa recorded 561 cases, an increase of 392.1% (447 cases). Mapo (11 cases→36 cases) increased by 227.3%, Yongsan (112 cases→184 cases) by 64.3%, and Seongdong (32 cases→102 cases) by 218.8% in transactions over 2.6 billion KRW.
The number of transactions over 2.6 billion KRW in Gangnam 3 Districts accounted for 73.8% of the total in Seoul, and the transaction share of the six regions including Mayongseong reached 83.2%.
The most expensive transaction among 84㎡ exclusive area traded in the first half of this year was 7 billion KRW for 'Raemian One Bailey' in Banpo-dong, Seocho-gu, with a total of 40 transactions in the first half of this year, an increase of 19 cases (90.5%) compared to the same period last year (21 cases).
On the other hand, there were no cases of transactions over 2.6 billion KRW in Nodogang (Nowon, Dobong, Gangbuk) and Geumgwanggu (Geumcheon, Gwanak, Guro).
The highest transaction amount in these areas in the first half of this year was a contract worth 1.865 billion KRW concluded in Guro-gu.
As high-priced apartment transactions surged, the average apartment price in Seoul in the first half of the year rose to 1.33 billion KRW, an increase of 11.7% compared to the same period last year (1.16441 billion KRW).
Apartment transaction volume also surged together.
A total of 4,556 Seoul apartments were traded in the first half of the year, an increase of 52.5% compared to the first half of last year.
The transaction volume for June was counted at 10,027 cases, and considering that there are about 20 days left in the reporting period, it is expected to surpass the March (10,323 cases) transaction volume, which was anticipated to be the highest this year. Despite the '6·27 Loan Regulation', the influx of buyers with financial capacity is expected to continue high-priced transactions.
