Reconstruction of 16,000 households begins in the Suseo Housing Development District near the transportation hub representing the southeastern metropolitan area. Regulations have been relaxed to reflect local conditions in the Pyeongchang-dong area.
The Seoul Metropolitan Government announced on the 29th that it held the 9th Seoul Metropolitan City Urban and Architecture Joint Committee on the 28th and approved two items, including the 'Suseo Housing Development District Unit Plan Decision (Change)(Draft)'.
The Suseo Housing Development District in the Seoul Gangnam-gu area is a region with excellent natural scenery, bordered by Daemosan to the south, Gwangsusan and Tancheon to the north and east. Major arterial roads such as Bamgogaero and Gwangpyeong-ro are connected around Suseo Station, and it has a convenient transportation network including Subway Line 3, Suin-Bundang Line, GTX-A, and SRT.
The Seoul Metropolitan Government plans to support the reconstruction of 16 housing complexes in the area, aiming to create a pleasant and sustainable residential area. First, the low-rise complexes in Irwon-dong near Daemosan (4 locations) have been proposed to upgrade the zoning from the current 1st and 2nd general residential areas (below 7 floors) to 2nd general residential areas to improve reconstruction conditions. Additionally, for the 3rd general residential area housing complexes in the station area (8 locations), zoning adjustments can be made through committee review when establishing future maintenance plans, and for the complexes adjacent to Suseo Station (2 locations), zoning upgrades are encouraged to strengthen support functions for regional center development.
In the Suseo Station area, mixed-use development will support the creation of office, retail, and cultural spaces, and an underground pedestrian connection passage linked to Suseo Station will be established to enhance accessibility and connectivity to Suseo Station. To reduce traffic congestion in the frequently congested Bamgogaero section, a plan to expand the bypass lane towards Garak Market from the existing 3 lanes to 4 lanes was also proposed.
The height restrictions in general commercial areas will also be relaxed. Previously limited to 100m along Bamgogaero, 80m along Gwangpyeong-ro, and 25-30m in the back areas, these will be relaxed to 120m along Bamgogaero and 100m in other areas to enable the performance of regional center functions. The Seoul Metropolitan Government plans to conduct a re-reading announcement at the end of June, reflecting the opinions of the Urban and Architecture Joint Committee, and finalize the district unit plan decision notice in August after gathering residents' opinions.
Meanwhile, the 9th Urban and Architecture Joint Committee also approved the modification of the district unit plan area and plan decision (change)(draft) for the housing site development project in the Pyeongchang-dong area. In the 'Art and Culture Specialized Street' where museums are concentrated, cultural and commercial functions such as rest restaurants and retail stores are allowed, considering the connection with museums, and retail store use is allowed on roads that are major living streets in the area and where village bus routes operate, considering the daily living convenience of residents.
Nam-jun Cho, head of the Seoul City Urban Space Headquarters, said, "Through the reorganization of the district unit plan for the housing site development project in the Pyeongchang-dong area, it is expected that the previously limited development and construction standards will be relaxed, alleviating the inconvenience of local residents and becoming a new driving force for regional revitalization."
