[Financial News] Proptech startup Holmes Company announced on the 29th that it has officially opened the co-living residence 'Holmes Anam' in Seongbuk-gu, Seoul, in collaboration with global investment bank Morgan Stanley.
This project, which consists of a total of 60 rooms, was created in response to the increase in single-person households and the spread of smart housing demand in the city center. It is noted as a case where Morgan Stanley's global capital management is combined with Holmes Company's domestic housing operation know-how.
Holmes Anam is located in a position adjacent to major educational and medical hubs in downtown Seoul, offering an advantage in the density of the target demographic. Korea University and Korea University Anam Hospital are within walking distance, and within a 2km radius, there are Sungshin Women's University, Hansung University, and Seoul National University Hospital. It is a 5-minute walk to Bomun Station, where Subway Line 6 and Ui-Sinseol Line intersect, and it is possible to reach key business districts such as Gwanghwamun, Jonggak, and Euljiro within 30 minutes.
This transportation and living infrastructure offers locational advantages that meet the housing demand of various urban workers, including medical and research professionals, startup practitioners, and office workers in finance, legal, administrative institutions, and large corporations.
The space design is also precisely configured to reflect the characteristics of the location and target. Holmes Anam consists of a single type with an exclusive area of 25.2㎡ and is composed of four types. All units are equipped with essential appliances such as a microwave, refrigerator, and washing machine, as well as fully furnished options like a bed, desk, and storage cabinet. Ample storage wardrobes and bathtubs are design elements that consider a recovery-focused lifestyle. Additionally, for privacy and separation of movement, all units have a standard middle door. The heating and cooling system is composed of high-performance facilities such as an energy-saving condensing boiler and a system air conditioner, designed to enable an efficient and independent single lifestyle.
The community space configuration, which considers the daily life and well-being of residents, is also noteworthy. Various functional spaces such as meeting rooms, fitness, and study rooms support the self-management and daily routine of single-person households, while relaxation rooms and wellness rooms are meticulously planned to help residents recover physically and mentally from work and study. The common area heating, cooling, and lighting are operated by an IoT-based remote control system built in partnership with Samsung Electronics, Aqara, and Trustay, and some common areas have introduced a reservation system to ensure convenience and order. Outdoor relaxation spaces such as rooftops and pocket parks are also created to enjoy leisure in the city.
The security design, considering the lifestyle characteristics of single-person households, is also enhanced. Each unit is equipped with a smart door lock and wall pad as standard, and the first floor is equipped with an access control system and management office to completely block unauthorized access by outsiders. CCTV is installed throughout the common area, and through a security partnership with SK Shieldus, the safety of long-term residents or single female residents is further strengthened. Based on such technology-based meticulous design, Holmes Anam flexibly responds from short-term stays to long-term residences, presenting a sustainable urban housing solution.
Holmes Anam has been operating showroom tours by reservation since April 30, and official move-ins began on May 28. Contracts can be flexibly concluded on a minimum monthly basis, and various promotional benefits are provided during the pre-sales period.
Holmes has expanded its business to major downtown areas in Seoul such as Mapo and Gangnam, starting with 'Holmes Studio Namyeong Station' in Yongsan, Seoul, in 2017. In 2024, it opened 'Holmes Shinjuku' in collaboration with Tokyu Real Estate in Tokyo, and in 2025, it plans to further expand its business in Japan through collaboration with Japanese asset management company Profits. Based on a customized collaboration format with global investment firms, the Korean co-living model is being recognized as an asset value in domestic and overseas markets.
Holmes Company CEO Lee Tae-hyun stated, "Holmes Anam is a project that provides 'more than just a home' for single-person households in the city," and "the collaboration with Morgan Stanley is a symbolic case that shows the market's trust in Holmes Company's scalability and operational stability."
